Income requirements for our Austin apartment homes are 2.5 times the monthly rent.

Subleasing is not permitted within our community.

Renter’s insurance is required for all residents.

Lease renewals can be completed through the resident portal approximately 60 days prior to lease expiration.

Canyon Ridge does not currently offer affordable housing options.

Move in costs include a $175 administrative fee and a $50 application fee per applicant.

We do not currently offer move in assistance services.

Early lease termination requires a 60 day notice and applicable termination fees.

A 60 day written notice is required prior to move out.

Residents must provide a 60 day notice, submit a forwarding address, and return the apartment home in move out condition.

Security deposit refunds are typically processed within 4 to 6 weeks after move out.

A security deposit or Jetty deposit waiver is required and must be paid prior to or at move in.

Utilities are not included in rent for these apartments in Austin.

Residents may choose from internet providers such as Spectrum or AT&T.

Rent payments can be made conveniently through the resident portal using BILT.

There are no additional recurring fees beyond standard leasing costs.

Parking is available with registration, including garage parking for $125 and carports for $35, based on availability.

Guest parking is limited to a maximum of three days.

EV charging stations are not currently available at Canyon Ridge.

We are proud to offer pet friendly apartments in Austin.

Pet costs include a $250 deposit, $250 fee, and $25 monthly pet rent.

Breed restrictions apply, and aggressive breeds are not permitted.

Residents and their pets can enjoy our on site pet park.

Community amenities include a fitness center, yoga room, swimming pool, and playground.

Laundry facilities are not available on site.

Bike storage is not currently offered at the community.

Apartment homes include access to high speed internet through Google Fiber.

Packages are delivered securely to the on site parcel locker system.

Virtual tours are not currently available.

Furnished apartment homes are not offered at this time.

Residents enjoy easy access to Walnut Creek Park along with nearby hike and bike trails.

The community is served by the Pflugerville Independent School District.

Quiet hours are observed daily from 10 PM to 10 AM.

This is a non smoking apartment community.

Maintenance requests can be submitted through the RentCafe resident portal.

Most maintenance requests are addressed within 24 to 48 hours.

Residents have access to amenities including a fitness center, yoga room, swimming pool, and playground.
